FHA was created in 1934 for exactly these buyers: real people with bruised credit, thin files, past hardships, and honest budgets. The rules for getting them to yes are public - HUD Handbook 4000.1 - but nobody translates them for the people they were written for. That is the job this site does.

A plan, not a pitch
If you are ready, we will say so and move. If you are 8 months out, we will say that too - with the exact steps and a calendar date. We never promise approval; we hand you the path, subject to eligibility and lender guidelines.
No shame, ever

Is FHA Loan Questions a lender?
It is the education arm of Home Loans Inc, a licensed mortgage brokerage (Company NMLS #1728740). As a broker we do not lend our own money - we shop wholesale lenders on your behalf. The site itself asks nothing of you: read everything, use everything, free.
Does it cost anything to talk to Jason?
No. A planning call costs nothing and obligates nothing, and we do not need to pull your credit just to talk. If the honest answer is "wait 8 months and do these 3 things," that is the answer you will get.
Which states can you actually help me in?
Home Loans Inc is licensed in Alabama, Florida, Georgia, Iowa, Mississippi, North Carolina, South Carolina, Virginia, West Virginia, and Wyoming. Outside those states the site's education still applies - FHA rules are federal - but we cannot arrange your loan.
Why should I trust the information here?
Because it cites its sources. The rules on this site trace to HUD Handbook 4000.1 and published FHA guidance, and every credential we claim - licenses, reviews, BBB - links to a public record you can verify yourself. When something is a judgment call or lender-specific, we say so: subject to eligibility and lender guidelines.
