FHA loans in Florida: six limit bands, from $541,287 to $990,150.
Florida has the most granular FHA limit ladder in our footprint. Sixteen of its 67 counties are above the national floor, spread across six distinct bands, topping out at $990,150 in Monroe County. But in Florida the limit is often the easier half of the problem, because insurance is what moves the monthly payment your approval is actually built on.
2026 figures, taken from HUD's own county limits file. Subject to eligibility and lender guidelines.

Insurance is inside your debt-to-income ratio
The payment FHA uses to qualify you is not just principal and interest. It includes property taxes, hazard insurance, any required flood insurance, the FHA mortgage insurance premium and any HOA dues. In most of the country that bundle is predictable. In Florida it is the single most volatile number in the file.
This produces a specific and frustrating pattern: a borrower gets comfortable with a purchase price that is well inside the county loan limit, then the insurance quote arrives and the debt-to-income ratio moves past what the file can carry. The loan limit was never the constraint. The premium was.
Two practical consequences. Get a real insurance quote on the actual address early rather than using a placeholder estimate, because a wrong assumption here invalidates the whole approval. And if your ratios are tight, understand that FHA's real DTI ceilings run well above the 43% commonly quoted, which is often the room a Florida file needs.

As a broker we can move a Florida file when one lender's appetite for coastal property tightens, which happens more here than anywhere else we work. HUD also maintains a Florida page covering local housing programs and assistance.
The 67 figures above are the only state-specific part
In Florida the limit table is rarely the blocker and the insurance quote usually is. That lands in your ratios, so start with what FHA actually allows on DTI and work backwards to a price.

What people ask about FHA loans in Florida
What is the FHA loan limit in Miami for 2026?
Miami-Dade, Broward and Palm Beach counties share a 2026 one-unit FHA limit of $667,000 through the Miami-Fort Lauderdale-West Palm Beach metropolitan area. Two-unit is $853,900, three-unit $1,032,150 and four-unit $1,282,700.
Which Florida county has the highest FHA loan limit?
Monroe County, which is the Florida Keys, at $990,150 for a one-unit property in 2026. Collier County, covering Naples, is next at $764,750. Neither reaches the national ceiling of $1,249,125.
Does homeowners insurance affect my FHA approval in Florida?
Yes, directly. Hazard insurance, required flood insurance and the FHA mortgage insurance premium are all part of the monthly housing payment used in your debt-to-income calculation. In Florida that premium can be large enough to change whether a file qualifies, which is why getting a real quote on the specific address early matters more here than in most states.
Is Orlando or Tampa at a higher FHA limit?
No. Orange County for Orlando and Hillsborough County for Tampa are both at the national floor of $541,287 for 2026. The Florida counties above the floor are concentrated in the Keys, southwest Florida, the southeast coast, the Jacksonville area, the panhandle beaches and the Sarasota area.
