FHA loans in Virginia: from $541,287 to $1,249,125, depending on which side of the state you are on.

Virginia is the extreme case. Seventeen of its jurisdictions sit at the national FHA ceiling of $1,249,125, the highest limit available in the continental United States, while 79 sit at the national floor of $541,287. That is a $707,838 gap inside one state. Virginia also counts independent cities as their own jurisdictions, which is where limit lookups go wrong.

2026 figures, taken from HUD's own county limits file. Subject to eligibility and lender guidelines.

The assumption

"Virginia is one state, so it will have one FHA loan limit."

County figures from HUD's CY2026 forward mortgage limits file; national floor and ceiling from Mortgagee Letter 2025-23, effective for case numbers assigned on or after January 1, 2026. Confirm your own county on HUD's official lookup before it matters, since these change each January. Independent cities are listed separately by HUD, exactly as shown here. Not a commitment to lend.

The lookup trap

Independent cities are not inside their counties

Virginia is one of the few states where cities are legally independent of any county. Fairfax City is not part of Fairfax County for this purpose. Falls Church, Manassas, Manassas Park, Alexandria, Fredericksburg, Charlottesville, Hampton, Newport News, Norfolk, Portsmouth, Poquoson, Suffolk, Colonial Heights and Hopewell are all their own jurisdictions with their own FHA limit entries.

This matters because a lookup that assumes a city sits inside the surrounding county can return the wrong number in either direction. Charlottesville city and Albemarle County happen to share a limit of $598,000. Fairfax City and Fairfax County happen to share the ceiling. But that is coincidence of the local market, not a rule, and other pairs do not match.

The northern Virginia group is at the ceiling because it belongs to the Washington-Arlington-Alexandria metropolitan area, which also explains why a single West Virginia county is at the same figure.

Who regulates us in Virginia

Home Loans Inc: Jason Sharon, Mortgage Broker is licensed as a mortgage broker in Virginia through the Virginia State Corporation Commission, Bureau of Financial Institutions, under company NMLS #1728740. Jason Sharon's individual licence is NMLS #1281448.

Virginia has the strictest advertising requirements of any state we are licensed in. Under 10VAC5-160-60, every advertisement and web page must clearly show the licensee's name exactly as issued and the NMLS ID together with the full link to nmlsconsumeraccess.org. Our licensed name is Home Loans Inc: Jason Sharon, Mortgage Broker, company NMLS #1728740, and the link is in the footer of every page.

Being a broker matters more in Virginia than most places, because a ceiling-limit purchase in Fairfax and a floor-limit purchase in Wise County are very different files and rarely suit the same lender. HUD also maintains a Virginia page covering local housing programs and assistance.

Not local at all

The 133 figures above are the only state-specific part

With 133 jurisdictions the lookup takes a minute, but it is the easy part. What decides a Virginia file is the federal requirement list, and where a file is tight, manual underwriting is often the route rather than a higher limit.

Virginia questions

What people ask about FHA loans in Virginia

What is the FHA loan limit in Northern Virginia for 2026?

The northern Virginia jurisdictions are at the national ceiling of $1,249,125 for a one-unit property. That covers Alexandria city, Arlington, Fairfax County and Fairfax city, Falls Church city, Loudoun, Prince William, Manassas and Manassas Park among others, all through the Washington-Arlington-Alexandria metropolitan area. Two-unit is $1,599,375, three-unit $1,933,200 and four-unit $2,402,625.

Why is my Virginia city listed separately from my county?

Virginia independent cities are separate jurisdictions from the counties around them, and HUD lists them separately with their own limits. When you look up a limit, search the city itself rather than assuming it inherits the county figure.

What is the FHA loan limit in Richmond, Virginia?

Chesterfield, Hanover, Henrico and the surrounding jurisdictions in the Richmond area are at $707,250 for a one-unit property in 2026. Richmond city itself is in that same band.

Does Virginia require anything extra on a mortgage broker's website?

Yes. Virginia regulation 10VAC5-160-60 requires the exact licensed name plus the NMLS ID and the full nmlsconsumeraccess.org link to appear clearly on advertisements and web pages. Virginia also requires specific disclosure language on any advertising that states or implies lower monthly payments, which is why you will see that language on refinance content rather than here.
