County figures from HUD's CY2026 forward mortgage limits file; national floor and ceiling from Mortgagee Letter 2025-23, effective for case numbers assigned on or after January 1, 2026. Confirm your own county on HUD's official lookup before it matters, since these change each January. Teton's ceiling figure comes from the Jackson, WY-ID MSA calculation. Not a commitment to lend.
Why Teton and Uinta break from the rest
Teton County belongs to the Jackson, WY-ID metropolitan area, one of the most expensive housing markets in the United States. HUD calculates a metro area's limit from the highest median price county in it, and in Teton's case that produces the maximum figure FHA will insure anywhere in the continental United States. A borrower in Jackson has more than twice the FHA borrowing capacity of one in Cheyenne.
Uinta County's $579,600 comes through the Evanston, WY-UT area, which crosses into Utah. It is a modest step above the floor rather than a dramatic one, but it illustrates the same mechanism: a county attached to a metro area that spans a state line inherits that area's calculation.
For the other 21 counties the practical answer is the simple one. Cheyenne, Casper, Gillette, Sheridan, Laramie: all $541,287 on a one-unit home, and no lookup needed.

The 23 figures above are the only state-specific part
Outside Teton and Uinta the limit is fixed, so the work is in qualifying. The federal requirements apply the same in Jackson as in Gillette, even though the borrowing headroom does not.
